25% deposit will be required at the time of booking to secure your reservation, will full balance due 28 days before check in. For bookings made within 28 days of check in date, payment will be required in full at the time of booking.
If the booking is cancelled less than 7 days before arrival then a charge equal to the full booking amount will be made.
If the booking is cancelled 7 or more days before arrival then a charge equal to 25% of the stay will be made.

How to book your stay at Bellevue Bute

Important Information and Terms and Conditions - please read before booking
We look forward to welcoming you at Bellevue Bute. However there is some basic information and terms and conditions we would like to make you aware of prior to booking to ensure that there are no misunderstandings!
Strictly no smoking, including electronic cigarettes/vaping either inside Bellevue Bute itself (including leaning out of an open window) or in the communal gardens.
We have a Ring video doorbell located underneath the key safe, by the front door of the flat. This is motion activated 24 hours per day. The camera points at the stairwell leading up to the flat and the exterior of the front door of Bellevue Bute only. There are no cameras or recording devices located internally within the flat. The owners of Bellevue Bute have access to this external camera at any time via the Ring app. The primary purpose of this recording device is for the owner’s security when the flat is not occupied by our guests. Please do not interfere with the workings of the video doorbell.
Please do not turn off the WiFi in the flat - please ensure that the router is turned on at all times. Your cooperation with this is appreciated. Fast, free unlimited WiFi is available from the router located in the lounge. The owners of Bellevue Bute cannot be held responsible for any broadband outages outside of our control.
Please do ensure that you book for the appropriate number of guests. We do not charge extra for additional guests up to a strict maximum of 3 adults and 1 child but our insurance and fire regulations require that we know exactly how many people are staying in the flat per booking. We can also make sure we leave you enough towels as only one set of towels will be left per person on the booking.
Access to the Apartment
Please note that this apartment is on the top floor of a Victorian tenement building and there is no lift access. The apartment is accessible from 6 short flights of stairs divided across 3 landings (approximately 55 steps in total). Please ensure that this will not cause any difficulties for any member of your party prior to booking - in particular we would urge caution for guests with restricted or limited mobility.
Access to Bellevue Bute is via a key safe - you will be sent your own code for the key safe and directions to the flat 48 hours before your arrival. Please be careful not to lock yourself out when you open the front door. a £25 call out charge will be payable to our local agent if they are required to access the property for you to retrieve the keys.
Suitability for Families
The flat is ideally located for families wishing to explore the beautiful Isle of Bute. We welcome bookings from families, and the single bedroom is ideally suited for children, with the single bed and additional fold out single bed available. Bedding is supplied for the pull out bed on request only.
Suitability for Pets
Regrettably, we are unable to accept bookings from any guests wishing to bring pets. This is to ensure that our flat remains suitable for guests and family members with allergies.
Outside Space
Guests of Bellevue Bute have access to the communal gardens at the rear of the tenement building (please note that the front gardens are privately owned by the ground floor flats). Within the communal gardens can be found a drying green which can be used (weather permitting!) to dry any washing (Bellevue Bute has a washing machine). We do ask that you respect that this is a communal space and be mindful of other residents in the building, in particular with respect to noise after 10 pm at night. Pegs are supplied in the hall cupboard of Bellevue Bute, please return these to the cupboard after use.
